Prev NextHow to find good keywords without keyword research tools
The keywords that you use for search engine optimization are very important. Choose the right keywords and your website will get many new customers. Choose the wrong keywords and you will lose a lot of time and money.
Most people focus on keyword suggestion tools when looking for new keywords. However, there are several things that you should do before using a keyword suggestion tool:
- Describe what you do in easy words. Try to describe what your company does without using any business specific words. How would you describe your company to your parents or even your grand parents? These descriptions help you to find new keywords that are related to your business.
- Find the unique selling proposition of your company. What makes your company special? How are you different from your competitors? Do you offer great service? Do you offer the lowest prices? If you offer great service, add service related keyword modifiers to your list. If you don’t want to sell by price, avoid words like “cheap” or “low cost” in your keyword lists.
- Find words with multiple meanings Some words have multiple meanings. If you sell products that have names that can be confused, make sure that your website visitors immediately know what they will get. If you sell tablets, do your customers know whether they are tablet computers, bath tablets, clay tablets, chewable tablets, writing tablets or graphical tablets?
- Focus on your most profitable products. You don’t have to be listed for every single keyword on search engines. If some of your products have a small margin, it doesn’t make sense to optimize your web pages for them. Better focus on the keywords that are related to the products that are profitable for your business.
- Write down the 10 most important keywords. Make a list of the 10 most important keywords and then take a close look at the list. Are the keywords all about the same product? Do you cover all aspects of your services and products with these keywords?
Do not follow your first instincts. Carefully go through the list and check why you find a keyword important.
When you optimize your web pages for search engines, start with very targeted keywords that attract targeted website visitors. Do not use one-word keywords or keywords with multiple meanings. The more targeted your keywords are, the more likely it is that you will get new customers with these keywords.

Search engine news and articles of the week
December 2011 U.S. Search Engine Rankings
“Google Sites led the U.S. explicit core search market in December with 65.9 percent market share (up 0.5 percentage points), followed by Microsoft Sites with 15.1 percent (up 0.1 percentage points) and Yahoo! Sites with 14.5 percent. Ask Network accounted for 2.9 percent of explicit core searches, followed by AOL, Inc. with 1.6 percent.”
Google announces ‘Search, plus your world’
“We’re transforming Google into a search engine that understands not only content, but also people and relationships. We began this transformation with Social Search, and today we’re taking another big step in this direction by introducing three new features:
Personal Results, which enable you to find information just for you, such as Google+ photos and posts—both your own and those shared specifically with you, that only you will be able to see on your results page; Profiles in Search, both in autocomplete and results, which enable you to immediately find people you’re close to or might be interested in following; and, People and Pages, which help you find people profiles and Google+ pages related to a specific topic or area of interest, and enable you to follow them with just a few clicks. Because behind most every query is a community.”
Google just made Bing the best search engine
“If you care about working efficiently, or getting the right results when you search, then maybe you should too. Don’t laugh! [...]
In short, it’s a lot like Google. Not the Google of today, but the Google you fell in love with, the one that put your search results above its financial ones. The Google that delivered.”
Could Bing seriously challenge Google?
“Now I’m pretty sure that Google thinks their magic, whatever that might be, will keep people using Google no matter how much crap they shovel onto the search page. Maybe that was true up to a point, but Google is now over the line.”
Search advertising is growing in efficiency
“Search spend increases 14% YoY in the United States and 19% YoY in the UK as retailers spent aggressively in Q4. US spend in retail grew by 18% YoY and 40% QoQ and UK retail spend grew by 10% YoY. This indicates a consistent seasonal ramp up in Q4 and resulted in a strong fourth quarter overall. Retail ROI YoY remained steady.”

U.S. government able to block almost any website on the Internet
The U.S. Congress is currently considering two bills — one in the House of Representatives called SOPA (Stop Online Piracy Act) and another in the Senate called PIPA (Protect IP Act). These bills both attempt to use similar methods to further criminalize and police intellectual property infringement. Although protecting intellectual property is important, these bills would use heavy-handed tactics that would censor and splinter the Internet.
SOPA and PIPA would grant the U.S. government the ability to block almost any website on the Internet if the site is perceived to be an “infringing site.” Search engines would be required to remove the site from their search listings, payment processors and advertisement networks would be forbidden from doing business with the site, and ISPs could be forced to block access to the site for Americans. The bill provides little detail about what would constitute an infringing site, which makes the potential for abuse far greater. We have already seen how these kind of systems can be abused. In 2010, ICE (Immigration and Customs Enforcement) mistakenly seized a domain name belonging to a music blog and labeled it as a “rogue site” — the domain name was not returned until a year later (source: http://nyti.ms/uF73mZ). If you would like to see a video explanation of how the bill works and its dangers, please go here: http://vimeo.com/31100268
Site5 has publicly declared our opposition to both bills, and we encourage you to do the same. Contact your representatives in Congress to let your opposition to these bills be known! To locate the contact information for your representatives, visit one of the following websites:
http://www.contactingthecongress.org
http://www.grassroutes.us/sopa
If you’re located outside the United States, you can let your voice be heard as well by sending your thoughts via this website:
Another way to get involved in the fight against SOPA and PIPA is to join in on the blackouts. Many well-known websites such as Wikipedia, Google, and Reddit are demonstrating their opposition, and you can too. Site5 has sponsored a WordPress plugin for participating in blackouts, and it features an easy setup and configuration options within the WordPress admin area:
http://wordpress.org/extend/plugins/sopa-blackout-plugin/
We feel very strongly that the future of the Internet is at stake, and we urge everyone to get involved!
Thanks,
The Johnston Design Management Team

- Real estate agents and lenders use it to email financial projections to their clients.

Property Analysis in Your Pocket!

- Enter some information about the property by tapping Property Data.
- Look at the Purchase Summary to see your initial cash investment, mortgage information, and cash flow.

- Look at the Buy and Hold Projection to see a 30-year financial projection with an income analysis, loan analysis, and sale analysis.

- Email the financial projection to your clients or investment partners as a PDF file.

- Touch the Map button to locate the property using Google Maps.

- Take a Photo and store it with the property.
Purchase Summary

- The Purchase Summary shows a top-level financial analysis of the investment property.

- The Purchase section shows you the details of the property purchase. The Initial Cash Invested includes your Downpayment, Closing Costs, and Fixup Costs.

- The details of your loans are shown in the Mortgages section.

- The Income section calculates your Operating Income as the Gross Rent minus the Vacancy Loss.

- The Expenses section shows all of your expenses in monthly and annual amounts, and adds them up to get your Operating Expenses.

- The Net Performance section shows you the Net Operating Income and Cash Flow.

- The Performance Metrics section is the most valuable section of the Purchase Summary. It shows several metrics that allow you to do a true apples-to-apples comparison between properties.

Buy and Hold Projection

- The Buy and Hold Projection projects the financial performance of your property out to 30 years.

- You can move the slider at the bottom of the report to change the holding period from 1 to 30 years, and the numbers instantly update!

- The Income and Expenses sections have the same format as the Purchase Summary.

- The Income Analysis section shows you how the property is performing as a buy-and-hold investment. Many investors only look at the NOI or Cash Flow when buying a property, but the Gross Equity Income is really the most important value to look at, because it shows your bottom-line performance. The Return on Equity shows you how hard your money is working for you. For example, in 10 years you might have a bunch of dead equity in this property that you could pull out and leverage into another property.

- The Loan Analysis section shows your Equity, Loan-to-Value Ratio, and Potential Cash-Out Refi. You’ll be able to predict when you can pull some money out of the property.

- The Sale Analysis section calculates your Net Profit and Return on Investment when you sell the property. You can change the Holding Period slider to instantly see how many years it will take to break even or make a good profit.

Email the Projections as a PDF

- You can Email the financial projection to your clients or investment partners as a PDF file.

- The Pro Version allows you to add a Custom Cover Page to the PDF with a picture of the property, along with your name, company, and contact info.

- Take a look at a Sample PDF Projection by clicking one of the images below.

Amazing Flexibility

- You can enter a Single Value or an Itemized List of values.

- You can enter an unlimited number of units.

Detailed Rent Schedules

- You can create a detailed rent schedule for each unit.

- Rent can be entered as a fixed amount, or as a cost per square foot (meters are used outside the US).

- You enter a different rent amount for any year, and you can decide whether to apply inflation or keep the rent constant between the values that you’ve entered.

- The graph at the bottom helps you visualize the rent schedule.
Multi-Unit and Commercial Properties

- The Pro version of Property Evaluator can analyze Multi-Unit and Commercial Properties.

- You can enter an unlimited number of units.

Mortgages

- You can enter up to two Mortgages.

- You can choose between Amortizing and Interest-Only loans.

- Tap Payment Schedule to see the amortization table for the life of the loan.

Amortization Table

- Check out the payment details and balance for the entire term of the loan.

- The annual totals for Interest and Principal are shown for each year.

Map

- Touch the Map button to show the location of the property on Google Maps.

Photo

- Touch the Photo button to store a photo with the property. You can take a picture with your iPhone camera, or select a photo from your Photo Albums.
